Current assumptions for the SnapStats® PTT, GST, and exemption calculator:
PTT rates: 1% on the first $200,000, 2% on the portion from $200,000 to $2,000,000, 3% on the portion above $2,000,000, and an additional 2% on residential property value above $3,000,000.
New Home PTT Exemption: Applies to qualifying new homes up to $1,100,000, with a proportional exemption available between $1,100,000 and $1,150,000.
First-Time Home Buyer Exemption: Full exemption on the first $500,000 of value, with a partial exemption available for properties up to $835,000. Proportional exemptions are calculated where applicable.
Additional Property Transfer Tax (Foreign Buyer Tax): A 20% tax may apply to foreign entities and taxable trustees in applicable regions. See details here. Foreign entities and taxable trustees are not eligible for the New Home PTT exemption. Additional property transfer tax amounts for foreign entities and taxable trustees are not included beyond the applicable 20% assumptions shown.
